Project overview

Constructed in 1994, the West Seattle 2 project involved the renovation of a 4-level, 4,360 square foot single-family home located in the West Seattle neighborhood. The project focused on addressing water infiltration issues while updating the home's building systems and interior finishes.

The scope of work included a comprehensive investigation into water infiltration across all building systems, including siding, roofing, windows, terrace decks, and below-grade systems. As part of the remediation process, new windows, doors, siding, and roofing were installed. The original exterior wood cladding was replaced with cedar siding installed over a rainscreen system to improve water resistance. The homeowner also seized the opportunity to renovate the interior, updating the kitchen, bathrooms, and bedroom finishes to enhance the overall living experience.

Following the investigation phase, a full scope of work and design package was developed for all affected building systems, allowing for the establishment of Rough Order of Magnitude (ROM) pricing. The next phase involved creating complete construction documents and specifications, conducting a competitive bidding process, obtaining building permits, and overseeing the entire construction remediation process.

Key contributions included building investigation and forensics, as-built documentation, programming, design development, construction documentation, specification development, bid management, permitting, and construction administration.
