Project overview

The University of Washington Hospital, originally built in 1949, has undergone several renovations and expansions to meet the evolving demands of modern healthcare. Between 1997 and 2000, a major renovation project was completed across multiple hospital areas, encompassing 75,000 square feet and a $50 million budget.

The scope of work began with a comprehensive investigation and documentation of all building systems, including electrical, mechanical, abatement requirements, windows, roofing, and structural components. This phase provided crucial data for assessing the condition of existing systems and identifying areas in need of remediation or upgrades.

Next, the programming phase identified the needs of hospital staff, patients, and various departments. This included designing new spaces for the birthing center, psychiatric ward, physical therapy areas, laboratories, and other critical patient care facilities.

With programming complete, a detailed scope of work and full design package were developed, including rough order of magnitude (ROM) pricing to guide budgeting. The design phase then progressed to schematic designs, design development, and the preparation of final construction documents and specifications. A competitive bidding process was conducted, followed by full oversight of the construction and renovation to ensure the project met its goals in terms of budget, schedule, and quality.
