Originally constructed in 1999, The Towers at Embarcadero is a mixed-use complex featuring 233 condominium units, three levels of underground parking, and approximately 30,000 square feet of commercial space. The property experienced significant water infiltration across various building systems, which prompted a comprehensive investigation to identify the root causes and develop a remediation plan.
The scope of work involved a thorough investigation of water infiltration affecting all building systems, including siding, roofing, windows, plaza decks, planter boxes, and below-grade waterproofing systems. Upon completing the investigation phase, a detailed scope of work and design package was developed for all impacted building systems to establish Rough Order of Magnitude (ROM) pricing. This information supported construction litigation negotiations aimed at addressing the building's water infiltration issues. The next phase involved creating a full set of construction documents and specifications, conducting a competitive bidding process, and overseeing the entire remediation effort to restore the building’s integrity.
Key contributions to the project included conducting detailed building investigations and forensic analysis, preparing as-built documentation, developing a comprehensive scope of work, and providing construction litigation support. Additionally, work included design development, construction documentation, specification development, bid management, permitting, and construction administration services to ensure the successful resolution of the issues.
