The Ellington
Project overview
Completed in 2001, The Ellington is a 12-story mixed-use building that includes 204 condominium units, three levels of underground parking, and approximately 2,500 square feet of commercial space.
The scope of work focused on investigating water infiltration issues across multiple building systems, including the entrance water feature, condominium unit windows and sliding glass doors, commercial storefront window systems, and unit deck guardrail attachment points.
After the investigation phase, a comprehensive scope of work was developed, outlining limited repairs and recommendations for ongoing maintenance, which were provided to the homeowner association for implementation.
Key contributions to the project included building investigation and forensics, as-built documentation, programming, design development, construction documentation, specification development, and reserve study preparation.
