Constructed in 2000, The Concord is a 13-story mixed-use building comprising 206 condominium units, three levels of underground parking, and approximately 2,800 square feet of commercial space.
The scope of work involved a comprehensive investigation of water infiltration issues across several building systems, including the entrance water feature, condominium unit window systems, and below-grade waterproofing systems.
Following the investigation, a general scope of work was developed, outlining necessary repairs and providing recommendations for ongoing maintenance, which were provided to the homeowner association for implementation.
Key contributions included building investigations and forensics, as-built documentation, programming, design development, construction documentation, specification development, and reserve study preparation.
