Originally constructed in 1985, Highland Terrace is a 4-level, 12-unit multi-family condominium building with one level of underground parking. Located in the Capital Hill neighborhood, the complex offers a combination of well-appointed living spaces and convenient access to surrounding amenities.
The scope of work involved a thorough investigation of water infiltration issues affecting various building systems, including siding, roofing, windows, sliding glass doors, unit decks, planter boxes, and below-grade waterproofing systems.
Upon completion of the investigation phase, a detailed scope of work and a comprehensive design package were developed for all building systems. This package was used to generate Rough Order of Magnitude (ROM) pricing to estimate the cost of remediation efforts. The next phase involved the development of complete construction documents and specifications, followed by a competitive bidding process, and oversight of the entire construction remediation effort to ensure high-quality results.
Key contributions included building investigations and forensics, as-built documentation, programming, design development, construction documentation, specification development, bid management, permitting, and construction administration. Additionally, both pre-construction and post-construction reserve studies were developed to ensure long-term building sustainability and performance.
