Originally constructed in 1982, Spring Park is a three-story, multi-family building consisting of 11 condominium units.
The project scope involved a thorough investigation into water infiltration issues affecting various building systems, including the siding, roofing, windows, doors, roof terrace decks, and below-grade systems.
Following the investigation phase, a detailed scope of work and full design package were developed for all building systems. This package was used to establish Rough Order of Magnitude (ROM) pricing for the required remediation. The next phase focused on developing complete construction documents and specifications, conducting a competitive bidding process, and overseeing the full remediation and construction efforts to ensure quality and compliance.
Key services provided included building investigations and forensics, as-built documentation, scope of work development, design development, construction documentation, specification development, bid management, permitting, construction administration, pre-construction reserve study development, and post-construction reserve study updates.
