Pierre Marquis

Project overview

Constructed in 1980, Pierre Marquis is a 5-level, 56-unit multi-family condominium building with one level of underground parking. Situated in a prime location, the complex offers a mix of residential units with convenient access to surrounding amenities.

The scope of work involved a comprehensive investigation of water infiltration issues affecting a range of building systems, including siding, roofing, windows, doors, unit decks, the concrete podium, and below-grade waterproofing systems.

After completing the investigation phase, a detailed scope of work and full design package were developed for all affected building systems. This package was used to establish Rough Order of Magnitude (ROM) pricing for the necessary remediation efforts. The next phase included developing a full set of construction documents and specifications, initiating a competitive bidding process, and overseeing the entire construction remediation to ensure a seamless execution.

Key contributions included building investigations and forensics, as-built documentation, scope of work development, design development, construction documentation, specification development, bid management, permitting, and overseeing construction administration to ensure the project met its objectives and quality standards.
