On the Green at Harbor Point
Project overview
Originally constructed in 1990, On the Green at Harbor Point is a three-story, 294-unit multi-family apartment complex, consisting of 31 apartment buildings, a clubhouse, fitness center, pool, and multiple playgrounds.
The project scope included a comprehensive investigation of water infiltration issues affecting multiple building systems including siding, roofing, windows, doors, unit decks, and below-grade systems.
Following the investigation phase, a comprehensive scope of work and full design package was developed for all building systems. This package was used to establish Rough Order of Magnitude (ROM) pricing. The next phase included creating complete construction documents and specifications, conducting a competitive bidding process, and overseeing the entire remediation effort.
Key services provided included building investigations and forensics, as-built documentation, scope of work development, design development, construction documentation, specification development, bid management, permitting, and construction administration.
