O2 Apartments, completed in 2019, is a modern mixed-use residential mid-rise located in downtown Seattle. The 13-story building features 116 residential units, offering a diverse mix of studio, 1-bedroom, and 1-bedroom + den configurations, designed to cater to a variety of lifestyles. At the street level, approximately 5,300 square feet of retail space provides convenient commercial amenities for residents and the surrounding community. The building also includes three levels of underground parking, maximizing the use of available urban space.
Paul Soldwedel, a principal member of Studio Rinato, previously contributed to the O2 Apartments as the lead architect during his tenure at Gwest. He played a pivotal role in the successful delivery of the project, providing comprehensive design leadership and supporting all project phases—from conceptual planning to construction completion. His expertise helped streamline the design process, resolve challenges, and ensure the project was executed on time and within budget.
The project involved full-service architectural design, from initial programming and master-use permitting through to final construction documentation. The design team worked closely with the developer to create a modern living environment that complements the urban context while providing a high standard of residential and retail spaces. Key phases of the project included schematic design, design development, and construction documentation, followed by bid management, permitting, and construction administration.
