Melrose Terrace, originally constructed in 1961, is a mid-century, multi-family residential tower located in Capitol Hill. This 9-story mid-rise building houses 112 residential "co-op" units and includes three levels of underground parking.
The scope of work involved a comprehensive redesign of the building's exterior facade, which included the replacement of windows, doors, deck enclosures, and concrete coatings, along with extensive below-grade waterproofing repairs. The lower podium terrace deck was also redesigned, and the upper roof system was replaced, with the majority of the roof area transformed into a functional roof deck, expanding usable outdoor space for residents.
Key contributions to the project included conducting building investigations and forensic assessments, preparing as-built documentation, and providing programming, design development, and construction documentation. Additionally, we developed specifications, managed the bidding process, handled permitting, and provided construction administration services. Our team also contributed to the development of a pre-construction reserve study and an update to the reserve study upon project completion.
