Madrona House 2

Project overview

Originally constructed in 1991, Madrona House 2 is a renovation of a 3-level, single-family residential home located in the Madrona neighborhood of Seattle. The project focused on addressing water infiltration issues and updating both the building systems and interior finishes.

The scope of work included investigating water infiltration across various building systems, including the siding, roofing, windows, planter boxes, terrace decks, and below-grade systems. To address the infiltration issues, new windows, doors, siding, and roofing were installed. The original EIFS (Exterior Insulation and Finish System) cladding was replaced with a combination of cedar siding and zinc panels by Rheinzink. Both materials were installed over a rainscreen system to enhance moisture management and durability. Additionally, the homeowner chose to renovate the interior, updating the kitchen, bathrooms, and bedroom finishes to elevate the overall functionality and aesthetic of the home.

Upon completion of the investigation phase, a comprehensive scope of work and full design package was developed for all impacted building systems, allowing for the establishment of Rough Order of Magnitude (ROM) pricing. The next phase included creating detailed construction documents and specifications, conducting a competitive bidding process, obtaining the necessary building permits, and overseeing the full construction remediation process.

Key contributions included building investigation and forensics, as-built documentation, programming, design development, construction documentation, specification development, bid management, permitting, and construction administration.
