Madison Park

Project overview

Originally constructed in 1991, Madison Park Townhomes is a 4-level, 4-unit multi-family townhouse complex, featuring one level of underground parking. The townhomes are located in the desirable Madison Park neighborhood of Seattle.

The scope of work involved investigating water infiltration across various building systems, including siding, roofing, windows, doors, terrace decks, planter boxes, terrace decks, and below-grade systems. Some unit owners also took the opportunity to update their interiors, which included renovations to the kitchen, bathrooms, bedrooms, closets, and elevator systems.

Following the investigation phase, a comprehensive scope of work and a full design package were developed for all building systems, which helped establish Rough Order of Magnitude (ROM) pricing for the project. The next phase included the creation of detailed construction documents and specifications, a competitive bidding process, securing necessary building permits, and overseeing the entire construction remediation effort.

Key contributions to the project included building investigations and forensics, as-built documentation, programming, design development, construction documentation, specification development, bid management, permitting, construction administration, as well as the development and update of pre and post-construction reserve studies.
