Originally constructed in 1980, Highland Terrace is a two-story condominium complex comprising 35 units across two buildings.
The project scope included a comprehensive investigation of water infiltration issues affecting multiple building systems including siding, roofing, windows, doors, unit decks, and below-grade systems.
Following the investigation phase, a comprehensive scope of work and design package were developed for all building systems. This design package included solutions to address the water infiltration issues and was used to generate Rough Order of Magnitude (ROM) pricing for the remediation. The next steps involved creating detailed construction documents and specifications, conducting a competitive bidding process, and managing the entire remediation process.
Key services provided throughout the project included building investigations and forensics, as-built documentation, development of scope of work, design development, construction documentation, specification creation, bid management, permitting, and construction administration.
