Grandview Plaza

Project overview

Originally constructed in 1996, Grandview Plaza is a six-story, 18-unit condominium complex with a mixed-use component that includes approximately 4,700 square feet of commercial space.

The project scope included a comprehensive investigation of water infiltration issues affecting multiple building systems including siding, roofing, windows, doors, and unit decks.

Following the investigation phase, a comprehensive scope of work was developed, along with a full design package for all building systems. This package was used to determine Rough Order of Magnitude (ROM) pricing for the required remediation. The next phase involved the creation of detailed construction documents and specifications, managing a competitive bidding process, and overseeing the entire remediation and construction process to ensure successful project completion.

Key services provided throughout the project included building investigations and forensics, as-built documentation, scope of work development, design development, construction documentation, specification development, bid management, permitting, and construction administration.
