Ambassador One

Project Overview

Originally constructed in 1923, Ambassador One is a 6-level, mixed-use structure featuring 49 condominium units, and approximately 2,330 square feet of commercial space. The historic building, located in Capital Hill required significant investigation and remediation to address aging building systems and ensure compliance with modern safety standards.

The scope of work included investigating the condition of the existing brick masonry, exterior windows, and roofing systems. Additionally, a comprehensive review of the existing structural system was conducted to assess its compliance with the City of Seattle's requirements for un-reinforced masonry buildings. This review was a critical component of the project, ensuring that the building met current seismic safety standards.

After completing the investigation phase, a detailed scope of work and full design package were developed for all building systems, which allowed for the development of Rough Order of Magnitude (ROM) pricing. The next phase included creating complete construction documents and specifications, followed by a competitive bidding process and oversight of the construction remediation work.

Key contributions to the project included building investigation and forensics, as-built documentation, programming, design development, construction documentation, specification development, bid management, permitting, and construction administration. Additionally, both pre-construction and post-construction reserve studies were developed to ensure the building's long-term stability and future maintenance needs were properly addressed.
